Welcome to VisitingBogota.com ("we," "us," "our"). These Terms of Service ("Terms") govern the booking and use of our short-term rental properties located in Bogotá, Colombia (each a "Property"). By making a reservation through our website, you ("Guest," "you") agree to these Terms in full.

1. Eligibility & Guest Requirements

   1. The person making the reservation must be a lawful adult guest and is responsible for the conduct of all individuals present at the Property during the stay.
   2. All guests staying at or visiting the Property must be 18 years of age or older, unless accompanied at all times by their legal guardian.
   3. We reserve the right to request valid photo identification upon check-in to verify age and identity.

2. House Rules

   By booking, you agree to comply with the following rules at all times:

   1. No parties or events. The Property is intended for the registered guests only and may not be used to host gatherings, parties, or events of any kind.
   2. No smoking. Smoking (including vaping and any combustible substances) is strictly prohibited inside the Property. Guests may be charged a cleaning/damage fee if evidence of smoking is found.
   3. Violation of house rules may result in immediate termination of the stay without refund, at our discretion.

3. Noise & Location

   The Property is located in a busy area of the city and may be subject to street noise, nightlife activity, and general urban sounds. By booking, you acknowledge and accept this as a characteristic of the location and waive related noise complaints against us.

4. Payments

   Full payment is due at the time of booking via our secure payment processor (Stripe).

   All prices are listed in USD and are all-inclusive (no additional fees are added at checkout beyond the listed price).

   Payment is processed at the time of booking only. We do not require a payment method to remain on file after booking is complete. Any charges for damage or violation of house rules (see Section 6) will be invoiced separately and are the Guest's responsibility to pay.

5. 4. Cancellations & Changes

   All bookings are final. We do not offer cancellations, refunds, date changes, or modifications to confirmed reservations. The one exception: Guests may request to extend their existing stay, subject to availability and additional payment for the extended nights. We strongly encourage guests to confirm their travel plans before booking, and to consider independent travel insurance to cover unforeseen circumstances.

   In the rare event that we must cancel a reservation (e.g., property unavailability due to unforeseen damage), we will provide a full refund of amounts paid for the canceled dates. This is our sole liability in such cases.

6. Check-in / Check-out

   Check-in time: 3:00 PM. Check-out time: 11:00 AM.

   Early check-in or late check-out is subject to availability and may incur an additional fee.

7. Guest Responsibilities & Liability

   Guests are responsible for the Property and its contents during their stay and will be invoiced separately for any damage, loss, or excessive cleaning required beyond normal wear and tear.

   We are not liable for personal injury, loss, or theft of personal belongings during your stay, except where required by applicable Colombian law.

   Guests agree to comply with all local laws and building/complex regulations during their stay.

8. Right to Refuse or Terminate

   We reserve the right to refuse a booking or terminate a stay immediately, without refund, if a guest violates these Terms, local law, or house rules (including hosting a party, smoking, or allowing underage unaccompanied guests).

9. Privacy

   Any personal or identification data collected is used solely for booking verification and legal compliance, and is handled in accordance with our Privacy Policy [link] and applicable Colombian data protection law (Ley 1581 de 2012 / Habeas Data).

10. 9. Governing Law

    These Terms are governed by the laws of the Republic of Colombia. Any disputes shall be subject to the jurisdiction of the courts of Bogotá, D.C.
